Many Landlords need an Agent to find and reference tenants for them before collecting the rent and managing their property themselves. This tends to be more suited to people who live locally to their rented property and have some experience of being a Landlord. If you are considering managing your property yourself but are not sure, it's well worth discussing what this involves and we will give advice about your rights and responsibilities as a Landlord. Our straight forward service
If you need to find great tenants, have them properly referenced and have the legal formalities handled for you but you want to deal with everything else yourself, this is the service for you. With our Let Only service we market your property and arrange accompanied viewings with prospective tenants. Once we have secured a tenant we then fully reference them and report back to you. An Assured Shorthold Tenancy Contract will be drawn up for the period agreed, usually 6 or 12 months. Once signed we will send you the original and you are good to go.
Do remember you will now be resposible for registering the tenant deposit, collecting the rent and generally managing the tenancy and looking after the property. You will also need to issue any leagal notices necessary in order to gain possession.
We have made our fees as simple as possible and very competetive
"Get Me Started" This is the initial fee to cover all aspects of our marketing including posting on internet property portals including Rightmove and traditional print advertising where appropriate.
"Get Me a Tenant" This fee is a percentage of the 1st months rent, which covers all our work to find you a tenant. It includes all the costs of the legal documentation and tenant references. That's it there's nothing else to pay. Dont forget there is nothing to pay up front unless you purchasse one of our optional services like an EPC. All fees are deducted from the 1st months rent with a No Let No Fee Guarantee.
